About Holiday Complex "Neviastata" (The Bride)

Neviastata (The Bride) holiday complex will be situated in the area Raikovski Livadi in Pamporovo resort. The resort is at 1,700 m altitude and at 86 km from Bulgaria second biggest city of Plovdiv. The building is at 800 m from the existing ski lift – the existing lift station Studenets and in immediate proximity with the future modern sports and tourist centre Perelik that is to start construction soon. The distance to the nearest airport in Plovdiv is one hour only.

The building is designed as a residential complex with 55 spacious apartments from 55 to 140 m² with one or two bedrooms. All of them have a southern or southeastern exposure and a wonderful view to the valley of Smolian city. The ground floor of the complex has a lot of public facilities for services:

  • Lobby bar
  • Ski wardrobe
  • Sauna
  • Jacuzzi
  • Swimming pool
  • Several shops
  • Massage room

The good internal communication through a warm connection allows the residents to use the restaurant, the swimming pool and the other facilities.

The structure of Neviastata hotel is monolithic with reinforced concrete and external walls of ceramic bricks. The façades will be treated with mineral plaster on heat insulation panels, timber of impregnated materials and stone revetment.

The roofing will be with Tegola bituminous shingles. The joinery will be PVC with glass pack. The apartments will be delivered "turn key" with quality materials:

  • Floorings in the corridors – ceramic tiles or granitogres
  • Laminated parquet will be laid on the floors in the bedrooms and the living room
  • The bathroom will be entirely finished
  • The kitchenette will have built in cupboards and a sink
  • The balconies will have granitogres flooring
  • Walls – plaster, ground coat and latex

The heating will be with fireplace and an option for an additional fitting of heaters connected to it or electric convector blocks with electronic control. Opportunity for overall furnishing of the apartment – upon an additional agreement.

The complex will have a 24-hour security and special alarm system. There are parking places and children's playground planned as well.

The ski tracks of Pamporovo have all degrees of difficulty. Most of the tracks start from the very peak. There are three cross-country runs in Pamporovo. In the 9 ski-wardrobes near the tracks, you can find over 2000 ski outfits and equipment, snow-boards and sleighs. Skiers who bring their own equipment can also use these wardrobes for safe keeping.

The mountain rescue service works 24 hours a day, taking care of the security of the skiers. The ski-kindergarden is open from 8.30 am to 5.00 pm.

Financial stuff

Do you offer down payment schedule?

Yes – we offer very easy and understandable down payment schedule with the following instalments:

  • Reservation – 1000EUR / 30 days validity / non refundable /
  • 1. Within 15 days should be concluded the preliminary contract and should be paid to bank accounts provided by the investor 30% of the price of the apartment.
  • 2. The following 30% are paid at the construction stage "rough construction" (the building has a roof).
  • 3. The next 30% are paid at the issuing of protocol 15 (for the delivery from the building company to the investor of the building).
  • 4. The remaining 10% are paid at the issuing of the notary deed.

What would be the discount given to a person who buys more than one apartment?

It depends on many conditions: the price per square meter, the type of the apartment, the floor, the number of the apartments that the client buys, the payment schedule, etc. The price in such cases will be discussed individually for every separate client.

Do you provide financial assistance to clients?

For the time being we do not provide finance to clients for our projects, we do not have established contacts with a financial company or a bank.

Are there any maintenance fees to the apartment I have bought in Neviastata?

Yes there is an annual maintenance fee and the year of 2008 is estimated to be 5 UR per m² of the size of the property bought at the Neviastata.

What does the service charge of per m² include?

This charge is for maintenance of common areas of the complex as:

  • General maintenance of the common parts: electricity of the corridors; stairs; elevator maintenance.
  • Maintenance of the swimming pools.
  • Maintenance of the park and the terrace greenery; the alley lights and sound etc.
  • As well as 24 hours security guard.

Who would pay the electricity and water consumed the cable TV, Internet and telephone expenses? Do I have to come to Bulgaria every month to pay all my bills?

The owner of the apartment should pay the bills for electricity and water consumed all other services. He/she can empower somebody or the managing company of the complex to pay them for him/her.

Rental opportunities

Do you offer rental management for clients?

All the apartments offers good rental potent ional 6% per year and 25% Annual return of your investment. The rent is depends on the price of tour operators.

  • 6% for 2008
  • 8% for 2009

Laws and contracts

What is the procedure for booking an apartment? What is the reservation fee?

We book an apartment after we get an enquiry form of interest undersigned by the Buyer. The booking is free for 7 days, after that period we need to get a reservation deposit of 1000 EUR (not refundable). That deposit of 1000 EUR will reserve the apartment for Buyer 30 days. And after these 30 days the Buyer must undersign the Preliminary Contract. We have to be informed in written about the chosen apartment in order to prevent double booking.

Can non – residents own properties in their own name?

Yes they can, but note that if a non-resident wants to buy a land he/she needs to establish a local limited company. A person buying an apartment does not do this. This is because you own only your apartment, but not the land it is built on. Also, buying the apartment, the Buyer gets a corresponding share of rights to build and that right lasts forever.

Are there any building guarantees on the development?

The building guaranties are according to the actual law, the |Bulgarian standards, as well as the anti-seismal regulations. It is usually 8 – 10 years for the building and 12 months for plumbing and electricity.

What is the procedure a prospective buyer would go through?

After booking the apartment and payment of the reservation deposit we will send the buyer 2 copies of the Preliminary contract which must be signed by you (as a buyer) and both copies sent back to us. Our executive manager will sign both of the copies on his side and one of them will be sent back to you.

Once the property has been finished the Final contract/Deed of Sale will be signed. This is the document transferring the right of ownership to you.

Do you have or can you recommend any English speaking lawyer?

Yes we have English speaking lawyers, working with us. They prepared the contracts and translated them into English. For further information please contact us by phone or by e-mail.

What is the role of the Notary?

In Bulgaria the Notary plays a major part in the process of buying and selling real estate.

What are the final costs for transferring a property?

The final costs for a property transfer are approximately 3% of the price, written in the notary deed.

What taxes are payable?

Every owner of property in Bulgaria pays an annual real estate tax and local communal tax the amount of which depends on the size of the property. No land tax is to be paid.

What is the procedure if the owner decides to sell, both before and after completion?

It is impossible for the owner to sell the property before completion because the notary deed is to be signed after that. After signing the notary deed the owner is free to sell her/his property.

Is it possible for the client to re-sell the apartment?

When a client buys an apartment from us, and receives the notary deed, he owns the apartment and the right to sell it from this time on.

What about insurance on the properties?

All the developments are built according to the regulations of the actual Bulgarian law, the Bulgarian standards, as well as the anti-seismal ones.
Each buyer decides whether to make insurance of this apartment for forcemajeure events.

What happens if a buyer dies? Can the property be transferred to the next of kin?

In case of buyer's death, the property can be transferred to the next of kin/wife, children etc.
