Brufut Heights was granted residential status by the Gambian Tourist Authority in 2002 and as such this area is one of The Gambia's few places where year –round residential living can be found next to the beach with uninterrupted views.

The Development

Set in a site of 30m by 50m, this section of land is in a prime location in an elevated position with uninterrupted views to the sunsets over the sea to the west.

The area of land in front of the plot is designated by the Gambian Tourist Authority to be persevered for natural and garden landscaping to ensure the beach and the raised terrace is not effected by erosion.

Construction Specifications

Using one of The Gambia's most reputable construction companies the buildings will be concrete block and poured concrete solid walls and floors.

The building plans and construction calculations and methods have been ratified by the government and an independent qualified structural engineer.

All tiled floors and internal décor can be chosen dependant on stage of construction.

Window and Doors

All windows and patio doors will be aluminium frame windows with full mosquito net protection.

All doors will be made from treated and cured hardwood. All patio and terrace balconies will be of aluminium and glass construction to enhance the ocean views.

Electrical

Mains electricity, 220v, 50Hz. Optional eco-friendly Solar Panel installation upgrade.

All sockets to be UK 3 pin and fitted to all main circulation areas. All lighting will be efficient, low power. Electrical installations will be designed with the ethos of energy efficiency in mind.

Air conditioning is not deemed to be required due to cooling sea breezes, but can be an optional upgrade. Shared wifi access of up to 1Mb Broadband is available as part of the service contract.

Water

3 separate bore holes drilled deep into the water table will supply clean, spring water.

All water will be charcoal filtered. Hot water can be supplied using optional Solar powered heating system.

Kitchen

A choice of individually designed kitchen units can be selected, dependant on stage of construction. Oven, Hob, Extractor, Fridge Freezer, Microwave.

Bathrooms

High quality off the floor white sanitary ware will be fitted, W.C, shower, sink, and in master en-suites, a bath and double sinks.

A choice of wall and floor tiles will be available dependant on the stage of construction, tiles will be full height around the shower and bath and dado height around the remaining walls.

Bathroom layouts may change or can be discussed to be changed dependant on the stage of construction.

Security

As well as a 24 hour security guard available on the site, there will be production locks on all external doors and windows.

Internal Finishes

All walls will be plaster rendered and painted with a high quality matt paint, the colour of which can be chosen dependant on the stage of construction.

Internal doors will be solid wood, stained and varnished. All floors will be tiled with a third tile skirting. All ceilings will be plaster rendered with cornice and coving where applicable.

External

Gardens will be laid to lawn and landscaped. All patios and terraces will be tiled with external non-slip tiles. There will be one parking space available for each property, within the secure compound.

Boundary walls will be 2m high topped with bramble foliage and the boundary towards the beach will be a low level bramble hedge for a secure, unhindered view.

All properties will have access to the communal pool and relaxing area. The villas have their own private pool. The site will have direct access to the beach via a shared pathway and steps. There will be external LED path lighting within the site.

Maintenance

All garden, pools and driveway maintenance as well as internal cleaning and broadband wifi access will be covered by a shared service contract.

Warranty

10 year warranty on building construction and 3 year warranty on Solar installations will be given on completion.
