Selling your property in Bulgaria

We would be glad to help you sell your property providing a full service - advertising the property, negotiating with potential buyers and completing the sale on your behalf.

The fees and taxes for advertising a property with us are:

  1. Our commission is 3% of the price and it is payable when we sign a preliminary contract with a buyer (we can subtract our commission from the price before we send it to you if we receive the payment in our account).
  2. We also charge 600 Euros marketing and resale charge – it covers the costs for marketing and advertising the offer, and administering the sale. This fee is paid before we start advertising the property for sale and is non-refundable. However, it will be deducted from our commission if we sell the property.

The fee of 600 Euros includes:

  • Expenses for creating the property offer - as part of our marketing activities we will prepare a full pack of materials for creating the property offer, which include:
    • Comprehensive and informative description of your property, its characteristics and qualities in 12 languages: English, Bulgarian, French, Arabic, Chinese, Italian, Japanese, Korean, Portuguese, Spanish, Russian and Polish. This multilingual advertising will help your offer reach the large audience of BULGARIAN PROPERTIES potential buyers.
    • Digital pictures of your property with high quality will be prepared by our local agent who will be responsible for the sale and administration of your property. We will make at least 20 pictures of your property.
    • Video clip of the property – an innovative technique, which really makes a difference when it comes to marketing a property. The responsible agent will make the clip with their digital photo camera and will then attach the clip in the offer on the websites.
    • Floor plans of the property – our agent will measure the sizes of the rooms, positioning of the windows, the doors and furniture (if the furniture is included in the price) and will then create an informative floor plan chart for each floor.
  • One of the greatest advantages in advertising your property with us is the publishing of the property offer on our corporate website – www.pearlproperty.net –
    • it is one of the most visited website for property in Bulgaria with 12 language versions.
    • Our website was created in 2004 and at present it is one of the most popular corporate website for properties in Bulgaria.
    • Annually we attract more than 1 million unique visitors and in 2009 we expect to achieve an increase of about 40%. www.pearlproperty.net is also number one site in the results that come up when searching with Google for properties in Bulgaria.
    • NOTE: We also include attractive property offers in our regular newsletter bulletins (again reaching 50,000 people) and our website home page with hot offers. These are free-of-charge marketing initiatives. The top offers are chosen according to certain independent criteria. If your property happens to match these criteria, it will be featured and advertised additionally, which will be completely free of charge.
  • Legal and tax consultation in order to complete the sale in your best interest- you will receive a professional tax and legal advice from our experts and this will optimize your tax duties and legal security when transferring the property rights.
  • We will also keep you informed about viewings of the property, interest to it and will be in touch for any additional help you may need.

II. ADDITIONAL MARKETING SERVICES – if you wish, we can also provide the following services at an additional cost, not part of the 600 Euros. These costs should be paid before placing the property for sale and are non-refundable and are not to be deducted from our commission if we sell the property.

  • Professional pictures of the property – a photographer will make pictures of your property with most modern technique and professional presentation. These pictures usually help to speed up the sale as the property becomes much more distinctive than the other properties.
    Price: 100 Euros
  • Professional video clip of the property – again, this is a very powerful marketing technique and when done professionally, makes the property easy to buy, even unseen.
    Price: 100 Euros
  • Property leaflet in folded A4 format printed in 2,000 copies. This is a colour leaflet with lots of pictures and description of your property, which will be distributed among all our offices, during property exhibitions and partners around the world.
    Price: 300 Euros
  • Services upon request – if you desire a particular marketing service that is not listed above, let us know and we will make a quote for it. As the most innovative company providing marketing services for real estate, there is almost no service we cannot provide
